The UAE Rate Window: Why This Week Matters If You Are Locking a Fixed Mortgage

The short version

The US Federal Reserve raised rates by 25 basis points in late September 2026. The UAE Central Bank mirrored the move within 24 hours, 3-month EIBOR has risen to 4.223%, and UAE banks are repricing their mortgage products accordingly.

Most banks completed their repricing at the October 1 month-start cycle. But a handful have not updated yet, which means the market's best available 3-year fixed rate is still 3.89% for salary-transfer customers — the pre-hike figure. That window is unlikely to stay open for more than one to two weeks.

If you have been considering locking a UAE mortgage in the next 60 days, this week is a tactical moment. Here is why, and what to do about it.

What happened at month-start repricing

After the Fed hike, we expected the usual chain: Fed → CBUAE mirror within 24 hours → EIBOR rises → UAE banks reprice at the start of the next month. That is exactly what has played out — just not simultaneously across the market.

Here is what we are seeing across our 18+ bank relationships:

  • Majority of banks have already repriced their 3-year fixed from the September level (3.95%) up to the 4.10% to 4.29% range
  • Variable margins have tightened to 3M EIBOR + 0.40% at the leading banks
  • A handful of lenders have not completed their repricing yet and are still offering September pricing — including 3-year fixed at 3.89% for salary-transfer customers
  • Self-employed, non-resident and risk segments have been repriced faster and more aggressively — these windows have already closed

Why banks do not update simultaneously

Rate updates after a central bank move are never simultaneous. The delay comes from several places:

  • Internal pricing committees — most UAE banks run weekly or bi-weekly pricing reviews, not daily. If the Fed hikes on a Thursday, a bank with a Monday pricing committee waits until Monday to approve the new rate card
  • Campaign calendars — some banks have multi-month campaign commitments that have to be honoured or formally retired before new rates can be posted
  • Islamic bank re-approvals — Islamic finance products often require Sharia board sign-off on rate changes, which adds its own timeline
  • Smaller lenders — smaller banks have fewer dedicated mortgage pricing staff and tend to react more slowly
  • Deliberate delay — some banks intentionally hold off repricing to attract new business while competitors raise

All of these mean a one-to-three-week window typically exists between the first bank repricing and the last. We are currently in week one of that window.

The specific opportunity right now

For a salary-transfer customer looking at a 3-year fixed mortgage, the gap between the best available rate (3.89%) and where the majority of banks have moved to (4.10% to 4.29%) is 20 to 40 basis points. On a AED 2 million mortgage over 25 years, that difference is roughly:

  • 20 bps lower rate = AED 240 lower monthly payment, AED 72,000 lower total interest over 25 years
  • 40 bps lower rate = AED 480 lower monthly payment, AED 144,000 lower total interest over 25 years

Those are not trivial numbers. And the only way to capture them is to get a pre-approval locked in at the current rate before the holdout banks catch up.

How rate lock actually works in the UAE

A UAE mortgage pre-approval letter typically holds the offered rate for 30 to 60 days depending on the specific bank. During that window:

  • You can continue house-hunting without pressure
  • You can negotiate on properties with a formal pre-approval letter in hand (sellers take you more seriously)
  • You are protected if the market rises further during the lock period
  • You retain the right to walk away — pre-approval does not commit you to buy

If rates fall meaningfully during the lock period, you can also choose to re-apply with a different bank offering the new lower rate. The pre-approval is a one-way option that favours the borrower.

What to do this week

If you fit any of the following profiles, this week warrants a conversation:

  1. You are planning to buy a UAE property in the next 1 to 6 months and have not yet secured pre-approval
  2. Your current fixed rate ends in the next 6 to 12 months and you are considering refinancing anyway
  3. You are on a variable rate and have been considering switching to fixed
  4. You are a salary-transfer customer who qualifies for the best bracket of pricing

For profiles 1 and 2 especially, locking the current rate preserves optionality. Even if you ultimately decide to buy a different property or not refinance, the pre-approval has cost you nothing and bought you certainty.

Our professional take

The 3.89% window on 3-year fixed is not going to stay open for long. We expect the laggard banks to catch up within one to two weeks, bringing the market floor up to 4.10% to 4.29%. If the Fed hikes again (markets currently price another possible 25 bps before a pause), rates will push higher from that new floor.

If you are ready to transact in the next 60 days, lock a pre-approval this week. If you are 3 to 6 months out and your situation is clear, lock a pre-approval this week anyway — a 60-day rate hold costs you nothing and buys you a floor on your rate.

Our role is to tell you specifically which bank matches your profile and still has the September rate card active. We cannot publish that list openly because the moment a specific lender's name is public, their inbound inquiries surge and they reprice sooner. But in a direct conversation, we can tell you exactly which lender to apply with and arrange the pre-approval the same day.

Book a 15-minute call this week

If you are reading this and the timing matters, do not wait for next week. A 15-minute call confirms whether you fit the window (salary transfer, employment profile, deposit, nationality, target property) and if so we can submit the pre-approval application before the current rate card changes. No fee — our broker commission is paid by the bank on completion, not by you.

See the current live rate table for all borrower categories, or start a pre-approval enquiry here and we will come back within the same business day.
