These Terms of Service govern your use of the GCC Mortgages website (gccmortgages.com) and any enquiry or brokerage services we provide to you.

These Terms of Service (the "Terms") form a legal agreement between you and GCC Mortgages (DED Trade Licence #1215743, RERA #57888), a mortgage brokerage licensed in the United Arab Emirates ("GCC Mortgages", "we", "us", "our").
By accessing gccmortgages.com or engaging our services, you agree to be bound by these Terms. If you do not accept these Terms, please do not use our website or services.
2. Nature of our services
GCC Mortgages provides mortgage brokerage services — sourcing, comparing and arranging mortgage products from a panel of UAE-licensed banks and international lenders. We are an intermediary between you and lenders. We do not ourselves provide loans, lend money or approve mortgages — the lending decision rests solely with the bank you choose to apply to.
Our services also include informational content on our website — service pages, area guides, blog posts, calculators and rate comparisons — provided for general information only.
3. Not personal financial advice
The information published on gccmortgages.com is general information about mortgages, property finance, UAE and international regulations, and is not personal financial advice or a personal recommendation.
Personal recommendations for a specific mortgage product require an individual consultation with a qualified GCC Mortgages advisor, based on a full assessment of your income, commitments, property, objectives and risk tolerance. Nothing on this website should be relied on as a substitute for a personal consultation.

We work to keep information on this website accurate and up-to-date. However:
- Rates change frequently — mortgage rates, LTV rules, tax rules and lender criteria change at bank or regulatory discretion, sometimes with short notice. Rates quoted on the website are indicative only and are not binding.
- Regulatory rules evolve — UAE Central Bank, RERA, DLD, HMRC, IRS, RBI and other regulatory rules referenced on this site are described as we understand them at the time of writing. They may have changed since.
- Content is periodically reviewed — we take reasonable steps to review and update content, but do not guarantee that every page reflects the most current position at every moment.

6. Broker fees and remuneration
For UAE residential mortgages arranged by GCC Mortgages, our broker fee is customarily paid by the lender on successful completion of the mortgage — not by you as the borrower. This is disclosed to you at the time you engage us for a specific enquiry.
Some products, jurisdictions and case types may involve fees payable by you (for example, some international property mortgages, specific structuring services). Where any fee is payable by you, it is disclosed and agreed in writing before you incur it.
7. Your obligations
When engaging with GCC Mortgages, you agree to:
- Provide accurate, complete and up-to-date information
- Update us promptly if your circumstances change during an active application
- Not submit fraudulent or misleading documents
- Cooperate with reasonable AML/KYC identity verification requirements

- UAE Central Bank — mortgage broker conduct standards
Any complaint about our services should first be raised with us at admin@gccmortgages.com. We aim to acknowledge complaints within 5 working days and resolve them within 30 days. If you are unsatisfied with our response, you may refer the matter to the applicable UAE regulator.
11. Governing law and jurisdiction
These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. Any dispute arising out of or in connection with these Terms is subject to the exclusive jurisdiction of the courts of Dubai.
12. Changes to these terms
We may amend these Terms from time to time. Changes take effect from the date shown as the "Effective date" at the top of this page. Your continued use of the website after any change constitutes acceptance of the updated Terms.
