How the eligibility calculation works

The quiz uses the same rules real UAE banks apply during pre-approval — which are governed by the Central Bank of the UAE (CBUAE) and each lender's internal underwriting policy.

Income multiplier

UAE banks cap total mortgage borrowing at a multiple of annual income:

  • Expats and non-residents: up to 7× annual income
  • UAE nationals: up to 8× annual income

Debt Burden Ratio (DBR)

Central Bank rule: total monthly debt repayments (mortgage + personal loans + credit card minimums + car finance) must not exceed 50% of gross monthly income. Existing commitments reduce how much you can borrow because the mortgage must fit into what's left of the 50% cap.

Loan-to-Value (LTV) — how much deposit you need

  • Expat, property ≤ AED 5M: 80% LTV → 20% deposit
  • Expat, property > AED 5M: 70% LTV → 30% deposit
  • UAE national, property ≤ AED 5M: 85% LTV → 15% deposit
  • UAE national, property > AED 5M: 75% LTV → 25% deposit
  • Non-resident: 65% LTV → 35% deposit
  • Off-plan during construction: up to 50% LTV → 50% deposit

Upfront costs beyond deposit

Budget an additional 7–8% of the property price for upfront costs: 4% Dubai Land Department (DLD) transfer fee, 2% estate agent commission, 0.25% mortgage registration, AED 2,500–3,500 valuation, ~1% bank arrangement fee, and legal / conveyancing.
