SERVICE · CASH-OUT REFINANCE & TOP-UP
Equity Release on UAE Property
Unlock the equity you have built up in your UAE property. Whether you call it equity release, cash-out refinance, mortgage top-up or home equity loan, the mechanics are the same: refinance to a higher loan amount within UAE Central Bank LTV rules and pocket the difference in cash. We structure the facility across 18+ UAE lenders, run the maths against your current rate and the cost of the switch, and handle the full workflow — settlement of your existing mortgage, DLD re-registration and release of the new funds.
What is equity release on a UAE property?
Equity release is a mortgage facility that lets you borrow against the equity in a UAE property you already own. The equity is simply the difference between the current market value of the property and the outstanding balance on your existing mortgage. By refinancing to a higher loan amount — up to the UAE Central Bank LTV ceiling for your profile — you take the difference as cash. In the UAE market this is commonly called cash-out refinance, mortgage top-up or home equity loan; the underlying product is the same.
Why owners use equity release matters more than the label. Capital that is locked inside a property is not earning a return. If the property has appreciated materially since you bought it — which is the case for most Dubai owners who bought in 2020-2022 — you may have significant equity sitting idle that could be deployed into another investment property, business expansion, education costs, or a Golden Visa upgrade. Equity release is the mechanism that turns that paper equity into deployable cash.
Equity release vs refinance vs top-up — what is the difference?
The three terms are used interchangeably in UAE conversations, but there are mechanical differences worth understanding before you enquire:
- Standard refinance — switches your existing mortgage to a different bank at a better rate. The loan balance stays the same. The goal is interest cost reduction, not capital release. Covered in detail on our mortgage refinance page.
- Mortgage top-up — adds additional borrowing on top of your current mortgage with the same lender, if the lender offers that facility. Convenient when it is available but UAE banks offer this less often than you would expect.
- Equity release / cash-out refinance — refinances the whole mortgage at a higher amount, and the difference between the new loan and the old balance is paid to you in cash at completion. This is the most common UAE route because the local banks are better configured for whole-mortgage switches than standalone top-ups.
We run the numbers on all three structures where the lender rules allow, and recommend the route with the lowest net cost for your intended use of the released funds.
How much equity can you actually release?
The maximum borrowing is governed by UAE Central Bank LTV caps applied to the current market value:
- UAE residents (expats) — up to 80% LTV for properties under AED 5 million; 70% LTV for properties above AED 5 million
- UAE nationals — up to 85% LTV
- Non-residents — typically 50-65% LTV depending on the lender
- Self-employed and complex-income applicants — same LTVs as salaried, with heavier documentation on income
From that ceiling, you deduct your current outstanding mortgage balance. What remains is the maximum cash available to release (before fees).
Worked example — a Dubai Hills apartment
To make the maths concrete, consider a UAE-resident salaried expat who bought a 2-bed apartment in Dubai Hills in 2021 for AED 2.4 million with a 25% deposit (AED 600,000) and a mortgage of AED 1.8 million. Fast-forward to 2026: the property has appreciated to approximately AED 3.4 million (reasonable for Dubai Hills over that period), and the outstanding mortgage balance after five years of repayments is approximately AED 1.5 million.
- Current market value: AED 3,400,000
- Maximum borrowing at 80% LTV: AED 2,720,000
- Current outstanding mortgage: AED 1,500,000
- Maximum equity available to release: AED 1,220,000
That AED 1.22 million could fund the full deposit and transfer costs on a second AED 3 million investment property, or seed capital for a business, or an upgrade to a Golden-Visa-qualifying property. The trade-off is a higher monthly repayment on the existing property. We model both sides of the equation before committing.

- Combined-position modelling — if the released funds are being used for a second UAE property, we model the combined mortgage and rental income position before committing
Common use cases we see in UAE
- Deposit for a second UAE property — the most common use. Capital-efficient compared to running two independent mortgage applications.
- Buy-to-let acquisition — releasing equity from a primary residence to fund an investment property outright or substantially.
- Golden Visa property upgrade — releasing equity from one property to meet the AED 2 million threshold on another and qualify for the 10-year visa.
- Business expansion or startup capital — using property equity as business funding, often more cost-effective than a UAE business loan.
- International investment opportunities — redeploying UAE property equity into UK, European or US real estate, equities or private business.
- Children\'s university education — releasing capital to fund multi-year international education fees up front, rather than drawing against monthly income.
- Debt consolidation — paying off higher-interest credit card balances or personal loans with lower-cost mortgage debt.
- Major renovation or home improvement — releasing equity to fund renovation that itself increases the property value.
- Lifestyle events — weddings, long-term travel, retirement planning (though these use cases need careful modelling since there is no corresponding return on the deployed capital).

How equity release sits alongside your other options
Equity release is one of several routes to deploying UAE property capital. If your primary goal is lowering your interest cost on your existing loan without taking cash out, a straight refinance or buyout is the right product. If you are buying a new UAE property and want to understand your borrowing capacity before you release equity, our home purchase mortgage service covers that. For non-resident owners releasing equity on investment property held from abroad, our non-resident mortgage service covers the specific LTV rules and documentation. We regularly run parallel conversations across these products — releasing equity from one property, applying for a mortgage on a second, and structuring the overall position so neither application is compromised.
Frequently Asked Questions — Equity Release, Cash-Out Refinance & Top-Up UAE
What is equity release on a UAE property?
Equity release is a mortgage facility that lets you borrow against the equity you have built up in a UAE property you already own. The equity is the difference between the current market value of the property and the outstanding balance on your existing mortgage. By refinancing to a higher loan amount — up to the UAE Central Bank LTV limit for your profile — you pocket the difference between the new loan and the old balance as cash. The product is also commonly called cash-out refinance, mortgage top-up, equity withdrawal or home equity loan.
What is the difference between refinance, equity release and top-up?
All three refer to variations of the same product family, but with important differences. A straight refinance switches your existing mortgage to a different bank at a better rate — the loan balance stays the same. A top-up adds additional borrowing on top of your current mortgage with your existing lender, where available. Equity release (or cash-out refinance) refinances the whole mortgage at a higher amount and gives you the difference in cash — this is the most common UAE route because the local banks are better set up for whole-mortgage switches than for standalone top-ups. We work out which structure is best for your situation and run the numbers against the cost of the switch.
How much equity can I release from my UAE property?
Maximum borrowing is governed by UAE Central Bank LTV rules, which cap the total mortgage against the property value. For UAE residents, the standard LTV cap is 80% for properties under AED 5 million and 70% above AED 5 million. UAE nationals typically borrow up to 85%. Non-residents are capped at 50-65% depending on the lender. From that total ceiling, you deduct your current outstanding mortgage balance — what is left is the maximum cash you can release. Worked example: a property valued at AED 3 million with an outstanding mortgage of AED 1 million allows a resident expat to refinance to AED 2.4 million (80% of value) and release AED 1.4 million in cash.
What can I use the released equity for?
There are no restrictions imposed by the UAE Central Bank on how the released funds are used, though individual banks may ask you to state the purpose during application. The most common uses our clients deploy equity release for: funding the deposit on a second UAE property, buying investment property outright, business expansion or startup capital, Golden Visa property upgrade (releasing from one property to meet the AED 2M threshold on another), children's university education abroad, international investment opportunities (property, equities, business), consolidating higher-cost debt such as credit cards or personal loans, major home renovation, or lifestyle expenses. We advise on the structure that works best for your intended use.
Is cash-out refinance available for non-residents?
Yes — but at tighter LTVs. Non-resident mortgages in the UAE are typically capped at 50-65% LTV depending on the lender, which means the available equity to release is smaller than for a UAE resident. Documentation requirements are also heavier (home-country income verification, international credit checks, source-of-funds documentation per UAE AML standards). We handle non-resident equity release regularly for overseas owners of UAE investment property; the key is matching to the right lender early rather than applying to banks that will not progress non-resident cash-out requests.
How long does equity release take in the UAE?
The typical timeline is around 4 weeks: pre-approval and lender matching within the first week, formal application and property valuation during the following week, final offer and mortgage documentation during weeks 2-3, settlement of the existing mortgage and release of the new facility during week 4. The main variables are the valuation turnaround (bank-appointed or RICS, typically 5-10 working days), the discharge of the existing mortgage by the current lender, and the DLD re-registration appointment. We flag timeline risks at pre-approval so there are no surprises.
What are the costs of releasing equity?
Several cost lines apply and need to be weighed against the amount released and the use of funds. Early settlement charge on the existing mortgage — typically 1% of the outstanding balance (capped at AED 10,000 under UAE Central Bank rules) if settling before the fixed period ends. DLD mortgage registration fee — 0.25% of the new loan amount plus AED 25. Mortgage release registration — approximately AED 1,290. Property valuation fee — typically AED 2,500-3,500 depending on the bank. Processing fee charged by the new lender — typically 0.5-1% of the loan amount, often waived or discounted in competitive scenarios. Life insurance assignment — mandatory, varies by age and loan size. We quantify all of these upfront so you see the net cash released after costs.
Can I release equity to buy another property?
Yes — this is one of the most common uses in the UAE market, and it is often more capital-efficient than running two separate mortgage applications. Rather than applying for a new mortgage with a 20% cash deposit on the second property, you release equity from the first (where you have usually built up substantial equity through capital appreciation) and use that as the deposit — or the full purchase price — for the second. The structure means you keep the first property, hold it with a larger mortgage, and acquire a second asset. We model the combined cash flow (both mortgages, both rental incomes if applicable) at the outset so the strategy is viable before committing.
Can I release equity on an off-plan or Oqood property?
In most cases no — equity release requires a registered title deed, which Oqood properties do not have until handover. The exception is some developer-mortgage conversion facilities offered on near-handover units, where the new lender takes a mortgage subject to title deed issuance. For buyers who have taken delivery and have the title deed in hand, equity release is available immediately. For buyers on long off-plan payment plans, we structure the conversation to run equity release in parallel with the handover timeline so the facility is ready when the title deed issues.
Does equity release affect my credit or future borrowing?
The released equity converts to a higher outstanding mortgage balance, which raises your total debt-to-income ratio in the UAE Central Bank credit bureau (Al Etihad Credit Bureau — AECB). This can affect future borrowing capacity for personal loans, car loans or further property mortgages, because UAE lenders cap total debt service at 50% of income. If you intend to raise further UAE debt in the following 12-24 months, we model the combined position before structuring the release so you do not inadvertently cap out your borrowing capacity. For international borrowing (UK, EU, US), UAE mortgage balances typically do not appear on home-country credit files, but we flag jurisdiction-specific considerations where relevant.
Do I need a new property valuation?
Yes — equity release is based on current market value, not the value at which you originally bought. A fresh valuation (ordered by the new lender from their approved panel of valuers, typically RICS-qualified firms) is required and takes 5-10 working days. In a rising market, this often works in your favour — a property bought at AED 2.4 million in 2021 may value at AED 3.5 million in 2026, giving you materially more equity to release than you would have expected. We flag the valuation range we expect from current comparable transactions before you commit to the application, so there are no surprises when the formal valuation lands.
Is it a good idea to release equity? What are the risks?
Equity release can be a powerful capital-deployment tool, but it is also a long-term commitment that converts equity into debt. The main considerations: your monthly repayment goes up (or your fixed period extends), the property is now mortgaged to a higher amount so your margin for value declines is thinner, and the released cash needs to earn a return greater than the mortgage cost to be worth the switch — otherwise you are simply converting cheap equity into expensive debt. For buying a second property or business expansion where the return exceeds the mortgage rate, equity release is a strong tool. For lifestyle expenses that produce no return, it should be weighed more carefully. We model the economics before any application so the decision is based on numbers, not intuition.
Can GCC Mortgages help even if my current mortgage is with another broker?
Yes — most equity release clients come to us through our bank panel rather than being existing GCC Mortgages mortgage clients. The process is the same regardless of who originated the current mortgage: we assess the current facility, confirm the equity available, match you to the best lender for the release, and handle the full switch including the settlement of the existing mortgage. There is no advantage to the original broker in a switch, so you are free to choose where the new mortgage lands.
Ready to see what equity you could release?
Tell us the property, your current mortgage balance and what you plan to use the funds for. We run the LTV and borrowing capacity numbers, match you to the right lender, and come back with a clear picture of your maximum release and the net cost of the switch — before you commit to any formal valuation or application.
