LENDER PROFILE · HSBC · UAE MORTGAGE PANEL
HSBC Mortgage
HSBC Bank Middle East Limited is the only major UAE mortgage lender with the ability to seamlessly integrate international HSBC relationships into UAE mortgage underwriting — a materially distinctive panel position for expats and non-residents with existing HSBC relationships in UK, Hong Kong, Singapore, India, US and other HSBC markets. We submit applications end-to-end through broker channels across both HSBC products: Variable 3-Month EIBOR Home Loan and Fixed Introductory Interest Rate Home Loan (1/2/3/5-year fixed options). HSBC positions at the affluent / UHNW end of UAE market via HSBC Premier and HSBC Private Bank — non-residents must be Premier or Private Bank customers to apply. Fee-free to the borrower — our commission is paid by HSBC on successful completion.
About HSBC Bank Middle East
HSBC Bank Middle East Limited is the UAE arm of HSBC Holdings plc, one of the world’s largest banking groups. HSBC UAE operates branches across the Emirates and is regulated by the Central Bank of the UAE (lead regulated by the Dubai Financial Services Authority for certain promotions). For UAE mortgages, HSBC’s distinctive panel position is the global HSBC footprint — HSBC is the only major UAE mortgage lender with the ability to seamlessly integrate international HSBC relationships into the UAE mortgage underwriting.
For expats with existing HSBC Premier relationships in UK, Hong Kong, Singapore, India, US, Canada or any other HSBC market, this means Premier status can carry across to the UAE mortgage application — unlocking preferential rates, dedicated Relationship Manager handling, and faster processing. For non-resident buyers from HSBC-held jurisdictions, HSBC UAE is often the only panel lender that can efficiently underwrite the application given the global HSBC view of the client’s financial profile.
HSBC positions firmly at the affluent and UHNW end of the UAE market through HSBC Premier (minimum thresholds around AED 500k+ Total Relationship Balance or AED 40k+ monthly salary) and HSBC Private Bank (UHNW segment). Non-residents must be HSBC Premier or Private Bank customers to apply at all — HSBC is not a mass-market retail mortgage option for non-residents. For UAE residents, standard retail is available with AED 15,000 minimum monthly income, but the strongest rates and service are typically unlocked through Premier qualification.
Our role as an HSBC panel broker
We submit HSBC mortgage applications through dedicated broker channels, with pre-screened completeness, direct access to the HSBC mortgage underwriting team, and visibility of which product variant and segment is currently the best fit for your specific profile. For borrowers:
- Fee-free to the borrower — our commission is paid by HSBC on successful completion
- Faster processing — pre-screened broker submissions typically process faster than retail submissions
- Premier eligibility assessment — we assess whether you qualify (or can structure to qualify) for HSBC Premier status, which materially affects your rate and processing experience
- Panel comparison — a single documentation package serves both the HSBC application and (if HSBC is not the best fit) submissions to other panel lenders, avoiding the need to start over
HSBC mortgage product range
Variable 3-Month EIBOR Home Loan
HSBC’s fully-variable product, with interest rate comprised of 3-Month AED EIBOR + a fixed HSBC Margin set for the life of the loan. EIBOR is reviewed quarterly on 1st January, April, July and October (or next Working Day). The HSBC Margin component is fixed and does not change — only EIBOR moves. Distinctive product feature: no early settlement charge if you repay the home loan in full after 3 years (administrative charges still apply) — this is a unique HSBC Variable-product feature not available on most other panel lenders’ products.
Fixed Introductory Interest Rate Home Loan
Fixed interest rate for an initial period of your choice — 1, 2, 3 or 5 years — followed by a variable rate period for the remainder (3-Month EIBOR + fixed HSBC margin, with the margin set at origination and fixed for life). The 4-way fixed-period choice (1/2/3/5 years) is more flexible than Mashreq (which offers 3 or 5 year introductory periods) and matches most European-pattern mortgage structures. During the fixed period, your monthly instalment is locked. Once the fixed-rate period ends, you automatically transition to the 3-Month EIBOR + fixed margin variable rate.
Last Payment Finance — final developer payment
HSBC specifically offers Last Payment Finance for new build properties bought directly from the developer. For buyers who are paying developer instalments through savings or other means but want HSBC to finance only the final payment due at handover, this is a particularly useful product. Available on both the Variable and Fixed-rate products.
Balance Transfer and Equity Release
HSBC handles Balance Transfer (moving your existing mortgage from another UAE lender to HSBC) and Equity Release / Top-Ups (increasing your mortgage balance against an appreciated property). Balance Transfer has a flat arrangement fee of AED 2,625 (inclusive of VAT) rather than the standard 1% percentage-based arrangement fee — potentially materially cheaper on larger balances. See our refinance guide and equity release guide for the broader framework.
HSBC Premier mortgage segment
HSBC Premier is the bank’s affluent-segment banking offering with specific eligibility criteria. Premier status unlocks discounted mortgage interest rates (meaningful differential vs standard retail), dedicated Relationship Manager handling, priority processing, and global HSBC integration (Premier status transfers across HSBC markets). Qualification options include: AED 500k+ Total Relationship Balance in deposits/investments; AED 40k+ monthly salary (AED 30k+ for Emiratis) with AED 500k+ TRB built within 12 months; AED 3M+ mortgage drawdown with AED 500k+ TRB; or existing Premier status in another HSBC jurisdiction.
HSBC Private Bank — UHNW cases
HSBC Private Bank serves UHNW clients at the top end of HSBC’s segmentation. For UAE mortgage applications, Private Bank status provides bespoke rate pricing, enhanced LTV flexibility within Central Bank ceilings, pre-cleared compliance for cross-border income and complex ownership structures, dedicated private banking team handling, and global integration with HSBC Private Bank operations in Hong Kong, Switzerland, UK, Singapore, Jersey and other markets. For UHNW applicants with multi-jurisdictional wealth structures and existing HSBC Private Bank relationships, this is often the strongest route.

Rate structure and representative EIBOR example
The HSBC KFS provides a specific worked example that illustrates how the Variable rate structure functions in practice. On a AED 1,000,000 loan over 25 years:
- If 3-Month AED EIBOR = 4.25% and HSBC Margin = 0.99%, then Mortgage Lending Rate = 5.24%, giving monthly instalment of AED 5,987
- If EIBOR moves to 4.75% on the next quarterly review, rate becomes 5.74%, monthly instalment moves to AED 6,285
- If EIBOR moves to 5.25%, rate becomes 6.24%, monthly instalment AED 6,591
- If EIBOR drops to 3.75%, rate becomes 4.74%, monthly instalment AED 5,695
The quarterly EIBOR review cadence means your monthly instalment can change up to 4 times per year on the Variable product. On the Fixed Introductory product, no change during the fixed period (1/2/3/5 years of your choice), then the same quarterly EIBOR mechanic applies during the variable phase.
The introductory rate step-up on Fixed product
The HSBC KFS illustrates the fixed-to-variable transition: on a AED 1M loan at 4.39% fixed for 3 years, monthly instalment is AED 5,496. If 3M EIBOR is at 4.25% when the loan transitions to variable in year 4 (at 1.69% fixed margin), the rate becomes 5.94% and monthly instalment steps up to AED 6,316 — roughly 15% higher. If EIBOR has moved higher by then, the step-up is larger. This is standard behaviour across all fixed-intro products at any UAE lender, but worth planning for — we flag the year-4 (or year-6 on 5-year fixed) payment profile at scoping so there are no surprises.
The 25% free overpayment allowance — HSBC panel edge
HSBC’s free overpayment allowance is one of the more borrower-friendly features on the UAE mortgage panel: up to 25% of the outstanding loan balance per calendar year with no fee (subject to a minimum AED 25,000 overpayment on top of your regular monthly instalment). The 25% ceiling is calculated at the time of the first overpayment in that calendar year and resets each year. Over a 25-year mortgage, the compounded ability to accelerate principal repayment is substantial.
This feature is particularly valuable for borrowers with lumpy income (bonuses, business distributions, inheritance, property sale proceeds, carry/vesting events). On an AED 2M mortgage, you can overpay up to AED 500,000 per year with no fee — meaningful acceleration of principal repayment and future interest savings. For borrowers above the 25% allowance in a given year, the excess is charged at the standard 1% / AED 10,500 cap, same as the standard early settlement charge.
The 5-Working-Day cooling-off period
Per the HSBC KFS, you have a 5 Working Day cooling-off period starting on the next Working Day after you sign the Agreement. During this period, you may cancel the Agreement without penalty, and HSBC will refund the Home Loan Arrangement Fee. Important nuance: HSBC will NOT refund fees already paid to third parties on your behalf — specifically Valuation fees (paid to the third-party valuer) and Group Life Insurance premiums (paid to the insurance provider). This is standard across UAE lenders but worth understanding, as these third-party fees can total AED 3,000-5,000+ even if you cancel within the cooling-off period.
You may waive the cooling-off period in writing (common where you want to complete the transaction quickly for an urgent handover or similar deadline). If you have not waived and wish to proceed after the cooling-off period expires, you must contact HSBC to confirm proceed instructions — otherwise the Agreement automatically expires on its expiry date and the Arrangement Fee is not refunded. We flag these timing details at the appropriate stages.
Security cheques and the UAE bounced-cheque framework
HSBC requires 3 dated security cheques as part of the standard mortgage security structure, each valued at one-third of 120% of the loan amount. These cheques may be presented for payment if your monthly payments go overdue. Important UAE-specific consideration: if a security cheque is dishonoured when presented (insufficient funds), HSBC is required to report this to the UAE Central Bank, and the issuing borrower may face both civil and criminal liability under applicable UAE laws and regulations around bounced cheques. UAE bounced-cheque framework has been reformed over recent years, but the underlying structure where a dishonoured cheque can trigger legal consequences remains — which makes maintaining sufficient account balance to cover monthly payments particularly important.
HSBC fit assessment — who it works best for, and who may be better served elsewhere
A side-by-side view of where HSBC is typically the strongest UAE panel option vs where another panel lender is usually the better fit:
HSBC fit vs other panel lenders
| Applicant / scenario | HSBC is typically strongest | Another panel lender may fit better |
|---|---|---|
| Expats with existing HSBC Premier relationships internationally | Global HSBC integration — Premier status transfers from UK, HK, SG, India, US, Canada etc. · often decisive factor | — |
| Non-residents meeting HSBC Premier criteria | Up to 60% LTV + Premier-pricing integration with international HSBC relationships | — |
| Non-residents NOT meeting Premier criteria | Not eligible — HSBC requires Premier/Private status for non-residents | Mashreq (up to 65% LTV, balance-based eligibility) · ENBD |
| UHNW with existing HSBC Private Bank globally | Natural integration into UAE HSBC Private Bank with pre-cleared compliance | — |
| Mass-market retail UAE resident (AED 15-25k salary, no Premier) | Standard retail available but typically not the sharpest pricing | ENBD or Mashreq retail typically offer better rates for standard profiles |
| Borrowers wanting flexible fixed-period choice | 1, 2, 3 or 5-year fixed options — most flexibility on panel | — |
| Borrowers expecting lumpy income + early repayment | 25% free overpayment per year — one of most generous on panel | ENBD’s 20% free partial settlement is comparable |
| Borrowers planning to exit after 3+ years on Variable product | NIL early settlement after 3 years on Variable product — unique panel feature | — |
| Balance Transfer (buyout) applicants | Flat AED 2,625 arrangement fee on Balance Transfer (vs 1% on new loans) | Compare specific HSBC vs other buyout promotional rates at scoping |
| Last Payment Finance (new build final payment) | Specific HSBC product designed for this scenario | ENBD and Mashreq also handle handover mortgages but with different structures |
| Islamic finance preference | Not available directly at HSBC UAE | DIB · ADIB · Noor Bank · Emirates Islamic · Mashreq Al Islami |
| Property in all 7 emirates | Confirm specific project/area eligibility at scoping | ENBD · FAB · ADCB cover wider UAE geography reliably |
| 1-month or 6-month EIBOR benchmark preference | 3-Month EIBOR only (quarterly review) | ENBD offers 1-month or 6-month EIBOR choice |
| Loan amounts above AED 10M (standard) / AED 25M+ (UHNW) | Private Bank handles UHNW with bespoke underwriting | ENBD up to AED 25M on standard product |
What to prepare before applying
For a fast-track HSBC pre-approval, having the following ready at scoping accelerates the process:
- Emirates ID + passport with current UAE residence visa (for UAE residents)
- Home-country passport + proof of international address (for non-residents)
- Latest 6 months salary slips (if salaried) + salary certificate from employer
- 6 months bank statements (UAE account for residents; international account for non-residents)
- UAE trade licence + 2-3 years audited accounts (if self-employed)
- Evidence of existing HSBC relationship if any (Premier status in another HSBC market, UK HSBC accounts, HSBC Private Bank in Hong Kong etc.)
- Details of the specific property you are purchasing (or budget range if still searching)
- Information about any existing UAE mortgage debt (buyout cases)
How this coordinates with the rest of your transaction
An HSBC mortgage is typically one of several threads in a broader UAE property transaction. We coordinate across the mortgage, the conveyancing (DLD transfer, NOC from developer, Trustee centre registration), DIFC will for UAE-side succession planning, Golden Visa residency where the AED 2M+ threshold is met, and ongoing property management if needed. For UHNW HSBC Private Bank cases, additional coordination with the broader wealth management relationship (international investment accounts, estate planning, cross-border tax structuring) may apply. Running all threads through a single point of contact keeps the sequence intact and the information gathered once.
Frequently Asked Questions — HSBC Mortgages Through GCC Mortgages
Why apply for an HSBC mortgage through a broker rather than direct?
Three practical reasons. First, as a broker we submit applications through dedicated channels with pre-screened completeness, which typically produces faster turnaround than retail submissions. Second, we have real-time visibility of which HSBC product variant and segment (Premier / Private Bank / standard) is the current best fit for your specific profile — HSBC’s segmented pricing structure means the right routing matters materially to the rate you achieve. Third, we are fee-free to the borrower — our commission is paid by HSBC on successful completion. For borrowers who want to compare HSBC against the broader UAE panel (18+ lenders), going through us also means a single documentation package serves multiple potential lenders rather than you needing to start over if HSBC is not the right fit.
Who is HSBC Middle East and why do they matter in UAE mortgages?
HSBC Bank Middle East Limited is the UAE arm of HSBC Holdings plc, one of the world’s largest banking groups. HSBC UAE operates branches across the Emirates and is regulated by the Central Bank of the UAE (lead regulated by the Dubai Financial Services Authority for certain promotions). For UAE mortgages specifically, HSBC’s distinctive panel position is the global HSBC footprint — HSBC is the only major UAE mortgage lender with the ability to seamlessly integrate international HSBC relationships (UK, Hong Kong, Singapore, India, US and other HSBC markets) into the UAE mortgage underwriting. For UAE residents with existing HSBC relationships abroad, or non-residents applying for a UAE investment property from an HSBC-held jurisdiction, this global integration is often the single strongest reason to choose HSBC. HSBC also positions itself at the affluent / UHNW end of the UAE market through HSBC Premier (minimum thresholds AED 500k+ Total Relationship Balance) and HSBC Private Bank (UHNW segment).
What LTV can I get on an HSBC mortgage?
HSBC applies UAE Central Bank LTV rules by residency status. For UAE residents (first-time buyer, first property): up to 80% LTV on properties under AED 5 million, 70% LTV above AED 5M. For UAE residents (second property): 60% LTV. For GCC nationals: enhanced 85% LTV first home. For non-residents, HSBC states up to 60% LTV on its non-resident page — but importantly, non-residents must be HSBC Premier or HSBC Private Bank customers to apply at all. For non-residents who don’t qualify for Premier status (based on income or Total Relationship Balance thresholds), HSBC is not an option and we route to other panel lenders (Mashreq offers up to 65% LTV for non-residents without the Premier gating requirement).
What are HSBC’s mortgage products?
HSBC UAE offers two main mortgage products per the current Key Facts Statement: (1) 3 Month AED EIBOR (Variable) Home Loan — a variable-rate loan comprised of 3-Month AED EIBOR (reviewed quarterly on 1st January, April, July and October) plus a fixed HSBC margin set for the life of the loan. (2) Fixed Introductory Interest Rate Home Loan — fixed interest rate for an initial period of 1, 2, 3 or 5 years (choice of term), followed by a variable period of 3-Month EIBOR + fixed HSBC margin for the remainder of the loan. HSBC also provides specific transaction types: Resale, Resale Balance Transfer, Balance Transfer (from another lender), Last Payment Finance (final developer payment on new builds), Equity Release Loan, and Top-Ups. Last Payment Finance is a particularly useful product for buyers acquiring off-plan properties where they want HSBC to finance only the final payment at handover.
What is HSBC Premier and why does it matter for my mortgage?
HSBC Premier is the bank’s affluent-segment banking offering with specific eligibility criteria. For UAE mortgage purposes, Premier status provides discounted mortgage interest rates (meaningful differential vs standard retail), dedicated Relationship Manager handling, priority processing, and global HSBC integration (Premier status transfers across HSBC markets). To be eligible for an HSBC Premier account you must meet ONE of the following criteria per HSBC’s published policy: hold a mortgage with HSBC with drawdown of AED 3,000,000+ AND build minimum Total Relationship Balance (TRB) of AED 500,000+ within 12 months; OR deposit monthly salary of AED 40,000+ (AED 30,000+ for Emiratis) AND build minimum TRB of AED 500,000+ within 12 months; OR maintain a TRB with HSBC of AED 500,000+ in deposits/investments; OR already hold a Premier account in another country or region; OR have a spouse or parent who holds a Premier account. The international qualification criteria are a key advantage — expats who were Premier customers in UK, Hong Kong, Singapore or other HSBC markets can carry Premier status into UAE seamlessly, which is often not possible with other UAE lenders.
How does HSBC Private Bank work for UHNW mortgage cases?
HSBC Private Bank serves UHNW clients at the top end of HSBC’s segmentation (above Premier). For UAE mortgage applications, HSBC Private Bank status provides bespoke rate pricing, enhanced flexibility on LTV within Central Bank ceilings, pre-cleared compliance for cross-border income and complex ownership structures, dedicated private banking team handling, and global integration with HSBC Private Bank operations in Hong Kong, Switzerland, UK, Singapore, Jersey and other markets. For UHNW applicants with multi-jurisdictional wealth structures and existing HSBC Private Bank relationships, this is often the strongest route for UAE mortgages. Transaction scales commonly run AED 10M-100M+ with multi-property portfolio acquisitions. We coordinate with HSBC Private Bank directly for UHNW cases where that fits the client profile.
What is HSBC’s overpayment allowance and how does it work?
HSBC offers one of the more borrower-friendly overpayment allowances on the UAE panel: no charge for overpayments up to 25% of the outstanding loan amount per calendar year (calculated at the time of the first overpayment in that calendar year), subject to a minimum overpayment amount of AED 25,000 on top of your usual monthly instalment. This 25% is per year, and resets each calendar year, so over a 25-year mortgage the compounded flexibility is substantial. The 25% ceiling applies to the outstanding balance at the point of first overpayment in that year. If you exceed the 25% allowance in a given year, the excess is charged at 1% (1.05% inclusive of VAT) of the excess amount or AED 10,000 (AED 10,500 inclusive of VAT), whichever is less. For borrowers who expect lumpy income (bonuses, business distributions, inheritance, property sales) and want to accelerate principal repayment, the 25% free overpayment is a materially valuable feature.
Is there an early settlement charge on an HSBC mortgage?
The standard early settlement charge per the HSBC Key Facts Statement is 1% (1.05% inclusive of VAT) on the outstanding loan amount or AED 10,000 (AED 10,500 inclusive of VAT), whichever is less — matching the UAE Central Bank regulatory cap. HSBC also has a notable product feature on the Variable 3-month EIBOR Home Loan: no early settlement charge if you repay your home loan in full after 3 years, or before the end of the repayment period. Administrative charges will still apply for closing the loan. The 3-year waiver on the Variable product is a distinctive HSBC feature — most other panel lenders apply the standard early settlement cap throughout the life of the loan. For borrowers who anticipate selling or refinancing after 3+ years, the Variable product can be more flexible than Fixed in this respect.
What fees apply on an HSBC mortgage?
Per the current HSBC Key Facts Statement, the fee schedule is: Arrangement Fee up to 1% (1.05% inclusive of VAT) of the loan amount, charged once and non-refundable (for Balance Transfer only, a flat AED 2,625 inclusive of VAT applies instead). Valuation Fee AED 2,625 (including 5% VAT), charged once and non-refundable; HSBC may require you to pay for a second valuation for some loans. Registration fees payable to the relevant Land Department (0.25% of loan amount — regulatory, not HSBC). Early Settlement Charge as described above (standard regulatory cap, but no fee after 3 years on Variable product). Overpayment: free up to 25% of outstanding balance per calendar year subject to AED 25k minimum, with excess at the standard cap. Default interest rate as set out in the home loan agreement on all overdue payments. Separate from the mortgage, UAE Dubai Land Department transfer fees (4% of property value for standard freehold transfer) and NOC fees from the developer apply as part of the broader transaction cost — not HSBC-specific.
What is HSBC’s rate structure and current indicative range?
Per the current HSBC KFS, APR representative range starts from 2.02% to 10.02% (interest rate 2% to 10% + 0.02% amortized arrangement fees of 0.5% over 25 years). Your actual rate depends on multiple factors: segment (standard retail, Premier, Private Bank), residency status (UAE resident vs non-resident), LTV, property type, product variant (Variable vs Fixed), and salary transfer. HSBC Premier customers typically access discounted rates vs standard retail. The KFS representative example shows a 3-Month EIBOR + HSBC Fixed Margin of 0.99% = 5.24% mortgage rate (at a reference EIBOR of 4.25%). Fixed Introductory Rate example in the KFS: 4.39% fixed for 3 years, then variable at 3M EIBOR + 1.69% fixed margin. Actual margins vary materially by segment and profile. Mortgage rates change frequently with EIBOR movements; our current rates page tracks the live panel position, and we provide specific HSBC rate options at scoping.
How does the HSBC EIBOR review work?
HSBC uses 3-Month AED EIBOR as the variable benchmark for both the Variable product and the variable phase of the Fixed-Rate product. The 3-Month EIBOR is reviewed on 1st January, 1st April, 1st July and 1st October of every year (or the next Working Day if the review date falls on a non-Working Day). If the 3-Month AED EIBOR has changed on the review date, HSBC adjusts your Mortgage Lending Rate to reflect it. The HSBC Margin component remains fixed for the life of the loan and does not change — only the EIBOR component moves. This means EIBOR sensitivity on an HSBC mortgage flows through quarterly rather than monthly (as it would with ENBD’s 1-month EIBOR option). The quarterly cycle gives slightly more payment predictability within each quarter but means EIBOR movements are captured in larger step changes four times a year rather than smaller monthly adjustments.
What is the 5-business-day cooling-off period at HSBC?
Per the HSBC Key Facts Statement, you have a 5 Working Day cooling-off period starting on the next Working Day after you sign the Agreement. During this period you may cancel the Agreement without penalty, and HSBC will refund the Home Loan Arrangement Fee. However, HSBC will NOT refund any fees already paid to third parties on your behalf — in particular Valuation fees and Group Life Insurance premiums, which are paid to third-party providers at origination. You may also waive your cooling-off period in writing — if you do, the Agreement terms are immediately effective and binding. If you have not waived the cooling-off period and wish to proceed after it expires, you must contact HSBC to provide instructions to proceed; if you do not contact HSBC, the Agreement will automatically expire on the expiry date set out in the Agreement, and HSBC will not refund the Home Loan Arrangement Fee. The cooling-off period is a UAE Central Bank Consumer Protection Regulation requirement that applies to all UAE panel lenders, but the specific HSBC mechanic around third-party fee refunds and the waiver process is worth understanding at offer letter stage.
What are HSBC’s security requirements?
HSBC requires standard UAE mortgage security: first ranking legal mortgage registered at the relevant Land Department over the financed property, plus 3 dated security cheques each valued at one-third of 120% of the loan amount. These security cheques may be presented for payment if your monthly payments are overdue. Important: if a security cheque is dishonoured when presented (insufficient funds), HSBC will report this to the UAE Central Bank, and you may face both civil and criminal liability under applicable UAE laws and regulations around bounced cheques. HSBC will notify you at the time of making the offer if additional security is required beyond the standard structure. Property insurance must cover the full replacement value of the property (or minimum the outstanding home loan balance for apartments) and must be with one of HSBC’s approved insurance providers. Life insurance must be assigned to HSBC and cover the outstanding balance of the Home Loan in the event of borrower death. If you fail to maintain life or property insurance, HSBC will take one out for its own benefit and charge you the premiums.
What is the HSBC application timeline?
Per the HSBC fixed-rate product page, in most cases it should take up to 14 working days to arrange your home loan, depending on your circumstances. HSBC offers Approval in Principle in approximately 60 minutes for straightforward profiles. Per the KFS, drawdown must take place within 2 months of the Agreement issue date, so once you have the Agreement signed, you have a 2-month window to complete the drawdown. For UHNW Private Bank cases with pre-existing HSBC relationships, timelines can compress materially. For non-residents going through HSBC Premier qualification concurrently with the mortgage application, timelines can extend as Premier status is established alongside the mortgage.
Does HSBC UAE offer Islamic home finance?
HSBC UAE does not operate a dedicated Islamic finance subsidiary for UAE mortgages (unlike ENBD’s Emirates Islamic, Mashreq’s Mashreq Al Islami, or Dubai Islamic Bank’s standalone Islamic banking). HSBC Amanah (the global HSBC Islamic banking brand) was active in UAE in earlier years but HSBC does not currently promote Shari’ah-compliant home finance as a UAE-domestic product. For borrowers with Islamic finance preference, we route to Dubai Islamic Bank, Abu Dhabi Islamic Bank, Noor Bank, Emirates Islamic, or Mashreq Al Islami Ijarah Home Finance depending on your profile. See our Islamic finance mortgage guide for the broader framework and comparison.
