We submit applications end-to-end as a broker. Fee-free to the borrower — our commission is paid by DIB on successful completion.
About Dubai Islamic Bank
Dubai Islamic Bank (DIB) was established in 1975 as the world’s first full-service Islamic bank — a historical and institutional distinction unique on the UAE panel. DIB is a Public Joint Stock Company listed on the Dubai Financial Market, headquartered at Al Maktoum Road, Deira, Dubai, and licensed and regulated by the Central Bank of the UAE. The bank operates several customer segments: Wajaha Private Banking (UHNW), Aayan Exclusive Banking (affluent), and Mumayyaz Privilege Banking (entry affluent), alongside standard retail and business banking.
For UAE home finance specifically, DIB operates the broadest Islamic home finance product range on the UAE panel — nine distinct products addressing different buyer segments and property types (detailed below). All DIB home finance is based on Ijara Muntahiya Bittamleek (lease ending in ownership) under Shari’ah governance, with Forward Ijara and Istisna structures used for under-construction properties. DIB’s depth of Islamic finance expertise and product specialization is unmatched on the UAE panel.
Shari’ah structure — Ijara Muntahiya Bittamleek
Under DIB’s Ijara Muntahiya Bittamleek structure:
- DIB buys the property from the third-party seller (or from the customer in certain structures)
- DIB leases the property to the customer for a specified term, with the customer paying rental payments (not interest-bearing instalments)
- At the successful completion of the lease period, DIB transfers ownership of the property to the customer for a nominal value
During the finance period, DIB legally owns the property (though it may remain registered in the customer’s name as Title Agent). The property is mortgaged with the Land Department in DIB’s favour as security. A parallel Service Agency Agreement appoints the customer as DIB’s agent to perform ownership duties such as obtaining Takaful cover and property maintenance, in exchange for a fixed fee.
Rentals have two components under the Ijara structure: Fixed Rental (principal) and Variable Rental (profit). The Fixed Rental is set at origination and does not change. Only the Variable Rental changes with EIBOR movements, meaning the "profit" component of your monthly payment is where EIBOR sensitivity flows through.
Our role as a DIB panel broker
We submit DIB home finance applications through dedicated broker channels, with pre-screened completeness, direct access to DIB underwriting, and visibility of which specific DIB product variant is the current best fit for your profile. For borrowers:
- Fee-free to the borrower — our commission is paid by DIB on successful completion
- Faster processing — pre-screened broker submissions typically process faster than retail
- Product routing — DIB has nine distinct products; we identify which one fits your situation (first-time buyer, off-plan, MBRHE, DIB Nest, non-resident, etc.)
- Panel comparison — a single documentation package serves both the DIB application and (if DIB is not the best fit) alternative Islamic finance providers (ADIB, Noor, Emirates Islamic, Mashreq Al Islami)
DIB home finance product range — 9 distinct products
1. MyHome — flagship customizable product
DIB’s flagship home finance product with customizable monthly installments. Designed around individual customer needs with flexibility on structuring. For most standard home purchase scenarios where none of the specific products below apply, MyHome is the default route.
2. Off Plan Finance — under-construction + Forward Ijara
For under-construction properties purchased from developers. Uses Forward Ijara / Istisna structure under Shari’ah: DIB procures the construction of the described property under an Istisna contract and delivers the completed property to the customer under a forward lease arrangement. Key terms: up to 50% finance value, no salary transfer required, available across all Emirates. During construction, customer pays only Advance Rental (variable component — profit on accumulated finance amount); principal does not decrease during construction. Life Takaful applies during construction, Property Takaful does not. After handover, standard Ijara terms apply. Not eligible for resale transactions.
3. MBRHE — zero profit up to AED 1M for UAE Nationals
Dedicated product for UAE Nationals participating in the Mohammed Bin Rashid Housing Establishment programme. Key feature: zero profit rate on amounts up to AED 1,000,000, with attractive profit rates on additional financing above the threshold. This is a materially generous benefit for eligible UAE Nationals — effectively profit-free Islamic home finance on the first AED 1M of the facility. Quick processing.
4. DIB Nest — sustainable (green) home finance
For UAE buyers acquiring sustainability-certified properties. Features Profit Rate Discount versus standard rates, plus Home Finance Rate Discount benefits. Aligned with UAE policy direction on green/sustainable property development. For buyers considering LEED-certified or equivalent sustainability-rated properties, DIB Nest can be a materially cheaper financing route.
5. First Time Buyers — all 7 Emirates, no salary transfer
Home ownership product for first-time buyers across all 7 Emirates. Key terms: up to 85% Finance to Value for UAE Nationals, 80% for Expats. Flexible tenure up to 25 years. Profit rate: EIBOR (3/6/12 month choice) + Margin. Salary transfer not required — unusual feature on the UAE panel where most lenders require or heavily incentivise salary transfer.
6. Non-Resident Program
Dedicated product for non-UAE-resident buyers investing in UAE property. Key marketing claims: quick processing, high finance amounts, attractive repayment tenure, competitive profit rates. For non-resident buyers wanting Islamic finance specifically, DIB is often the default option on the panel.
7. Existing Home Owners (Upgrade)
For current UAE home owners wanting to release equity or upgrade. Same framework as First Time Buyers (85% UAE Nationals / 80% Expats, EIBOR 3/6/12 month choice, no salary transfer required, tenure up to 25 years). Used for top-ups against seasoned property, refinancing, and acquiring upgrade property.
8. Government Housing Schemes
For UAE Nationals participating in government housing programmes (including Sheikh Zayed Housing Programme SZHP). Covers ready properties AND self-construction. The Housing Programme pays specific rental components (Variable or Advance Rental) on behalf of the UAE National customer per the approved subsidy structure. For SZHP participants, Life Takaful is mandated through Sukoon Takaful per Central Bank direction.
9. Commercial Property Finance
For retail spaces and office units. Finance up to 70% of property value, flexible tenure up to 15 years, competitive profit rates, quick processing.

EIBOR frequency choice — DIB panel edge
One of DIB’s distinctive features is the breadth of EIBOR frequency choice: 1-month, 3-month, 6-month, OR 12-month EIBOR. This is materially more flexibility than most panel competitors:
- 1-month EIBOR — rate resets monthly; most responsive to EIBOR movements both up and down
- 3-month EIBOR — quarterly reset; DIB baseline pricing
- 6-month EIBOR — semi-annual reset; adds 10 basis points to margin
- 12-month EIBOR — annual reset; adds 20 basis points to margin
The trade-off: longer EIBOR frequency gives you more rate certainty between resets (payment predictability), at a modest margin premium. For borrowers with lumpy income cycles (bonuses, business distributions, annual carry) who want to align rate review events with their income cycle, the 12-month option can be particularly valuable. For borrowers who want to track EIBOR movements closely (both for benefit on falling EIBOR and acceptance of upside risk), 1-month is the most responsive.
For comparison: ENBD offers 1-month OR 6-month EIBOR (two choices), Mashreq and HSBC offer 3-month EIBOR only. DIB’s four-way choice is the broadest on the panel.
The floor + ceiling rate structure
Like Mashreq Al Islami Ijarah, DIB Ijara specifies both a Minimum Rate (floor) AND a Maximum Rate (ceiling) on your finance facility, both set by DIB subject to final approval. The ceiling means that even if EIBOR rises materially over the 25-year horizon, your applied profit rate cannot exceed the pre-agreed maximum. This is a genuinely Islamic-finance-specific feature — most conventional UAE panel products specify only a floor rate (protecting the bank’s minimum profitability) without an equivalent ceiling to protect the borrower.
The actual ceiling level is set at origination per each applicant’s approval and varies by product. For risk-averse borrowers taking 25-year horizons, the rate ceiling can be a meaningful advantage of Islamic finance (DIB or Mashreq Al Islami) vs conventional alternatives at ENBD, Mashreq, or HSBC. We flag the ceiling level at scoping — a lower ceiling (more borrower protection) typically comes with a higher margin, so there is a trade-off to work through.
Takaful (Islamic insurance) choices
Both Life Takaful and Property Takaful are mandatory for DIB home finance. DIB offers multi-provider choice — more flexibility than many UAE lenders with single-provider tie-ups.
DIB Takaful provider options
| Takaful component | Providers | Pricing (per KFS) |
|---|---|---|
| Life Takaful (monthly on outstanding) | SALAMA · Watania Takaful · Sukoon Takaful | SALAMA 0.01849% · Watania 0.01850% · Sukoon 0.01899% per month |
| Property Takaful (annual on property value) | Orient UNB · Watania Takaful · SALAMA · Sukoon Takaful | 0.0325% of Property Value per year (standard) |
| Bundle benefit | If same provider for Life AND Property (SALAMA / Watania / Sukoon) | 1 year FREE Property Takaful (first year) |
| SZHP (Sheikh Zayed Housing) mandated | Sukoon Takaful | Per Central Bank direction · product designed for SZHP financing goals |
The 5-business-day cooling-off period
Per the DIB KFS, you have a 5 business day cooling-off period from the time of submitting your home finance application. During this period you can cancel the application without extra charges. You can also waive the cooling-off period if you want to proceed immediately after approval. Important nuance: evaluation fees are non-refundable even if you cancel within the cooling-off period, because they are paid to the third-party property evaluation company. If you choose to waive the cooling-off period, you enter the contract with immediate commitment and are bound by the terms once signed. We flag this at the appropriate stage.
DIB fit assessment — who it works best for, and who may be better served elsewhere

How this coordinates with the rest of your transaction
A DIB home finance is typically one of several threads in a broader UAE property transaction. We coordinate across the home finance, the conveyancing (DLD transfer, NOC from developer, Trustee centre registration), DIFC will for UAE-side succession planning (coordinated with Shari’ah inheritance arrangements where relevant), Golden Visa residency where the AED 2M+ threshold is met, and ongoing property management. For UAE Nationals under MBRHE or SZHP, additional coordination with the housing programme administration applies. Running these threads through a single point of contact keeps the sequence intact.
Frequently Asked Questions — DIB Home Finance Through GCC Mortgages
Why apply for DIB home finance through a broker rather than direct?
Three practical reasons. First, as a broker we submit applications through dedicated channels with pre-screened completeness, which typically produces faster turnaround than retail submissions. Second, we have real-time visibility across the full DIB product range (MyHome, Off Plan, DIB Nest, First Time Buyers, Non-Resident, MBRHE, Government Housing, Commercial, Existing Home Owners) and can identify which specific product is the right fit — DIB’s multiple-product structure means picking the right one matters materially. Third, we are fee-free to the borrower — our commission is paid by DIB on successful completion. Going through us also means a single documentation package can serve both the DIB application and (if DIB is not the right fit) applications to other Islamic finance providers (ADIB, Noor, Emirates Islamic, Mashreq Al Islami).
Who is Dubai Islamic Bank and why do they matter in UAE mortgages?
Dubai Islamic Bank (DIB) was established in 1975 and is the world’s first full-service Islamic bank — a historical and institutional distinction unique on the UAE panel. DIB is a Public Joint Stock Company listed on the Dubai Financial Market, headquartered at Al Maktoum Road, Deira, Dubai, and licensed and regulated by the Central Bank of the UAE. For UAE home finance specifically, DIB operates the broadest Islamic home finance product range on the panel — nine distinct products addressing different buyer segments (first-time buyers, off-plan, commercial, UAE Nationals under MBRHE, green/sustainable, non-residents, existing home owners, government housing schemes, and the flagship MyHome customizable product). All DIB home finance is based on Ijara Muntahiya Bittamleek (lease ending in ownership) under Shari’ah governance.
How does the DIB Ijara Muntahiya Bittamleek structure work?
Under DIB’s Ijara structure: (1) DIB buys the property (from third-party seller or from the customer in some structures); (2) DIB leases the property to the customer for a specified term, with the customer paying rental payments (not interest-bearing instalments); (3) at the successful completion of the lease period, DIB transfers ownership of the property to the customer for a nominal value. During the finance period, DIB legally owns the property, though it may remain registered in the customer’s name as Title Agent. The property is mortgaged with the Land Department in DIB’s favour as security. A parallel Service Agency Agreement appoints the customer as DIB’s agent to perform certain ownership duties (such as obtaining Takaful cover and property maintenance) in exchange for a fixed fee. Rentals have two components: Fixed Rental (principal) and Variable Rental (profit) — only the Variable Rental changes with EIBOR movements, the Fixed Rental is set at origination.
What is the DIB home finance product range?
DIB offers nine distinct home finance products. (1) MyHome — flagship product with customizable monthly installments. (2) Off Plan Finance — for under-construction property, up to 50% finance, no salary transfer required, available across all Emirates, uses Forward Ijara / Istisna structure. (3) MBRHE (Mohammed Bin Rashid Housing Establishment) — for UAE Nationals, ZERO profit rate on amounts up to AED 1,000,000 with attractive rates on additional financing. (4) DIB Nest — sustainable (green) home finance with profit rate discount for sustainability-certified properties. (5) First Time Buyers — up to 85% UAE Nationals / 80% Expats, all 7 Emirates, flexible tenure up to 25 years, no salary transfer required, EIBOR 3/6/12 month choice. (6) Non-Resident Program — quick processing, high finance amounts, competitive profit rates. (7) Existing Home Owners — equity release / upgrade for current property owners. (8) Government Housing Schemes — ready properties and self-construction with Housing Programme subsidy. (9) Commercial Property Finance — up to 70% LTV, up to 15 years tenor, for retail spaces and offices. We confirm which specific DIB product fits your situation at scoping.
What LTV can I get on DIB home finance?
DIB applies UAE Central Bank LTV rules by residency status, with the Islamic framework terminology "Finance to Value" (FTV). For UAE Expats: up to 80% FTV (first home under AED 5M), stepping down above AED 5M per Central Bank rules. For UAE Nationals: up to 85% FTV. For Non-Residents: competitive FTV through the dedicated Non-Resident Program. For Off-Plan / under-construction properties: up to 50% FTV with specific terms (not eligible for resale transactions). For Commercial Property: up to 70% FTV. DIB generally applies these ceilings consistently, with specific product variants (DIB Nest green discount, MBRHE for UAE Nationals) providing additional advantages within the framework.
What is DIB’s rate structure and current indicative range?
Per the current DIB Key Fact Statement, Ijara Product profit rates start from 3.95% per annum and go up to 9.35% depending on product type, property type, and finance amount. APR (which includes all costs — Due Diligence, Documentation, Property Evaluation, Takaful) starts from 3.46% up to 9.7%. Forward Ijara (under-construction) profit rates start from 5.83% up to 7.18%. Your actual rate depends on the specific product (MyHome vs Off Plan vs DIB Nest etc.), DIB Wajaha / Aayan / Mumayyaz segment, residency status, FTV, EIBOR frequency chosen, and salary transfer. Our current rates page tracks the live panel position; we provide specific DIB rate options at scoping.
What EIBOR frequency options does DIB offer?
DIB is one of the few UAE Islamic banks offering a choice of EIBOR frequency — materially more flexibility than many panel competitors. You can choose: 1-month EIBOR, 3-month EIBOR, 6-month EIBOR, or 12-month EIBOR as the variable benchmark. Shorter frequencies (1 or 3 month) mean more frequent rate adjustments; longer frequencies (6 or 12 month) mean more predictable payments between resets. Pricing differential per the KFS: 3-month EIBOR is baseline, 6-month EIBOR adds 10 basis points to the margin, 12-month EIBOR adds 20 basis points. The trade-off: longer EIBOR frequency gives you more rate certainty between resets, at a modest margin premium. For borrowers with lumpy income cycles who want quarterly or annual rate certainty, this flexibility is valuable. By comparison, Mashreq and HSBC both offer only 3-month EIBOR, and ENBD offers 1-month or 6-month EIBOR choice.
What is the DIB rate ceiling (maximum rate) feature?
Like Mashreq Al Islami Ijarah, DIB Ijara specifies both a Minimum Rate (floor) AND a Maximum Rate (ceiling) on your finance facility, both set by the bank subject to final approval. The ceiling means that even if EIBOR rises materially, your applied profit rate cannot exceed the pre-agreed maximum. For borrowers taking variable-rate finance, this is a potentially valuable protection against runaway EIBOR scenarios over a long 25-year horizon. Most conventional UAE panel products specify only a floor rate (protecting the bank’s minimum profitability) without an equivalent ceiling. The actual ceiling level varies by product and is set at origination per each applicant’s approval — we flag this at scoping and work through the trade-off, since a lower ceiling (more borrower protection) will typically come with a higher margin or less competitive headline pricing.
What is the MBRHE product and how does the "zero profit on AED 1M" work for UAE Nationals?
MBRHE is DIB’s dedicated product for UAE Nationals participating in the Mohammed Bin Rashid Housing Establishment programme (the Dubai government’s housing scheme for Emiratis). The product features a zero profit rate on amounts up to AED 1,000,000, with attractive profit rates applied on any additional financing above that threshold. This is a materially generous benefit for UAE Nationals eligible for the MBRHE programme — effectively interest-free (profit-free, in Islamic terms) home finance on the first million dirhams of the facility. The product sits alongside the broader Government Housing Schemes product which handles subsidized financing through government housing programmes with the Housing Programme paying specific rental components on behalf of the UAE National customer. For UAE Nationals eligible for MBRHE or the Sheikh Zayed Housing Programme (SZHP), these are typically the strongest DIB routes.
What is DIB Nest and what sustainability advantages does it offer?
DIB Nest is DIB’s sustainable (green) home finance product, aimed at UAE buyers acquiring sustainability-certified properties. The product offers a Profit Rate Discount versus standard home finance rates (and additional Home Finance Rate Discount benefits per DIB marketing). For buyers acquiring LEED-certified or similar sustainability-rated properties, DIB Nest can be a materially cheaper financing route. The UAE government has been actively promoting sustainable property development as part of broader climate commitments, and DIB Nest aligns with this policy direction. For buyers considering green/sustainable property, we flag DIB Nest eligibility at scoping and work through the specific discount available based on the property’s certification.
What are DIB’s Takaful (Islamic insurance) options?
DIB requires both Life Takaful and Property Takaful for home finance (Takaful is the Shari’ah-compliant equivalent of insurance). DIB offers choice between four Takaful providers for Life Takaful: SALAMA at 0.01849% per month on outstanding balance, Watania Takaful at 0.01850% per month, Sukoon Takaful at 0.01899% per month. For Property Takaful (0.0325% of Property Value per year): Orient UNB, Watania Takaful, SALAMA, Sukoon Takaful. Notable borrower-friendly feature: if you pick SALAMA, Watania, or Sukoon as your Life Takaful provider AND also pick them for Property Takaful, you get one year free Property Takaful (first year). For UAE Nationals under Sheikh Zayed Housing Programme (SZHP), Life Takaful is mandated through Sukoon Takaful per Central Bank direction. DIB Life Takaful contribution is included in your monthly EMI; Property Takaful is collected annually. Multi-provider choice is unusual on the UAE panel — some banks have single-provider tie-ups.
What fees apply on DIB home finance?
Per the current DIB Key Fact Statement, main fees are: Due Diligence and Documentation Fee — calculated on finance amount, minimum AED 5,250 (VAT inclusive), maximum AED 105,000 (VAT inclusive). This is DIB’s equivalent of the arrangement/processing fee at conventional banks. Evaluation Fee — AED 2,500 for Dubai (varies by Emirate). Early Settlement — 1% of outstanding principal + VAT or AED 10,000 + VAT, whichever is less (matching the Central Bank regulatory cap). Evaluation fees are non-refundable. For UAE Ministry of Defence / Armed Forces personnel, early settlement fees are specifically waived — a notable feature for serving military. Separate from the DIB fees, UAE Dubai Land Department transfer fees (4% of property value) and NOC fees from the developer apply as part of the broader transaction cost — not DIB-specific.
What is the DIB cooling-off period and what are my cancellation rights?
DIB provides a 5 business day cooling-off period from the time of submitting your home finance application. During this period you can cancel the application without extra charges and without proceeding with DIB Home Finance. You can also waive the cooling-off period if you want to proceed immediately after approval. Important nuance: evaluation fees are non-refundable even if you cancel within the cooling-off period, because they are paid to the third-party property evaluation company. If you choose to waive your cooling-off period, you enter the contract/agreement with immediate commitment and are bound by the terms once signed. We flag this at the appropriate stage.
Who is DIB typically the best fit for?
DIB is typically the strongest UAE panel option for: (1) borrowers with Islamic finance preference generally — DIB is the world’s first Islamic bank with the deepest Shari’ah heritage on the UAE panel; (2) UAE Nationals eligible for MBRHE scheme — zero profit rate on first AED 1M is a materially generous benefit; (3) UAE Nationals under Sheikh Zayed Housing Programme — specific product structuring with Housing Programme subsidies; (4) First-time buyers wanting all 7 Emirates coverage without salary transfer requirement; (5) Off-plan buyers (Forward Ijara product with specific under-construction treatment); (6) buyers of sustainability-certified properties (DIB Nest discount); (7) commercial property buyers (up to 70% FTV, 15-year tenor dedicated product); (8) borrowers who value multiple EIBOR frequency choice (1/3/6/12 month) and the floor + ceiling rate protection; (9) Armed Forces / Ministry of Defence personnel (early settlement waived). We assess fit at scoping and compare DIB against the broader panel.
How does DIB compare with other UAE Islamic finance providers?
The main UAE Islamic home finance providers on our panel are DIB, Abu Dhabi Islamic Bank (ADIB), Noor Bank, Emirates Islamic (ENBD’s Shari’ah subsidiary), and Mashreq Al Islami. DIB is the oldest and largest Islamic bank globally and has the broadest Islamic home finance product range on the UAE panel (nine distinct products). ADIB is particularly strong on UAE National segments and has strong Abu Dhabi geographic positioning. Noor Bank has been active in the Dubai market with aggressive Islamic finance pricing. Emirates Islamic benefits from ENBD’s broader group infrastructure and processing scale. Mashreq Al Islami offers Ijarah Home Finance with notable features (floor + ceiling rate structure) but with narrower non-resident FTV than DIB. For borrowers with pure Islamic finance preference, DIB is often the default starting point given depth and product breadth; for specific segments (UAE National/MBRHE, non-resident, commercial), we compare DIB against the alternative Islamic providers at scoping.
Ready to apply through DIB?
Tell us your residency status (UAE National with MBRHE / SZHP eligibility, UAE Expat, Non-Resident), the property type (ready, off-plan, sustainability-certified, commercial), your EIBOR frequency preference (1/3/6/12 month), your Takaful provider preference (SALAMA, Watania, Sukoon, Orient UNB), and whether you need Wajaha Private Banking or Aayan Exclusive segmentation.
